Record high home prices , 8x the average income. Stop comparing interest rates from the 80s on those 75k homes. We are in an affordability crisis. Stop playing into the FOMO. Ben is right, low ball them. It’s always those few dumb buyers & flippers who are keeping comps high.

Bens right about the eviction law in CA. My uncle just paid 5k and lost 5 months doing an eviction in Newport Beach, CA. The renter was a professional squatter and left literally 1 day before the police was lawfully allowed to come and evict him. So basically my uncle paid 5k for nothing LOL. The tenant new the law. Professional squatters are some of the smartest ppl. They play the game well
